How to Choose a Remodeling Contractor in Barrington and the Northwest Suburbs

Hiring the wrong remodeling contractor is one of the most expensive mistakes a homeowner can make. A bad contractor can cost you tens of thousands in rework, leave your home in disarray for months, and create permit and insurance nightmares that follow you when you try to sell.

Having operated in the Barrington and Northwest Suburbs market since 2009, we've seen the aftermath of bad contractor decisions more times than we can count. This guide will help you hire right the first time.

Verify Licensing and Insurance First

Before you get to any other question, confirm that any contractor you're considering is licensed and insured in Illinois. This is non-negotiable. Ask for:

If a contractor can't produce these documents promptly, walk away. No exception.

Ask About Permits β€” Every Time

Any contractor who suggests skipping permits to "save money and time" is a serious red flag. Unpermitted work creates problems when you sell your home, can void your homeowner's insurance, and may need to be torn out and redone if discovered. Legitimate contractors pull permits for all required work and build the cost into your estimate.

Ask directly: "Will you pull all required permits for this project, and are those costs included in the estimate?" The answer should be an immediate, clear yes.

Get Three Written, Itemized Estimates

Never accept a verbal quote or a single-line estimate ("Kitchen remodel: $35,000"). A professional contractor will provide a written estimate that itemizes materials, labor, permits, and any allowances separately. This protects both of you and allows you to compare bids on an apples-to-apples basis.

When comparing three estimates, the lowest bid is often a warning sign β€” not a bargain. If one bid is significantly lower than the others, ask what's different about their scope of work, material quality, or what they're leaving out.

Check References β€” Actually Call Them

Ask for three to five references from projects completed in the last 24 months that are similar in scope to yours. Then actually call them. Ask: Did the project finish on time? Was the final cost close to the estimate? How did the crew leave the job site each day? Would you hire them again?

Understand the Payment Schedule

A standard payment structure for a remodeling project:

Be wary of any contractor who asks for more than 30% upfront, or who asks for a large cash payment. These are major red flags.

Red Flags to Watch For

Why Local Matters

A contractor who has been working in your specific municipality for years knows the local permit offices, has established relationships with inspectors, and understands the local housing stock. This translates to fewer surprises, faster permit approvals, and work that's tailored to the specific demands of homes in your area. Prudential Solutions Inc. has been working exclusively in Barrington and the Northwest Suburbs since 2009 β€” we know every municipality's process.
