Verify Licensing and Insurance First

Ask About Permits β Every Time
Any contractor who suggests skipping permits to "save money and time" is a serious red flag. Legitimate contractors pull permits for all required work and build the cost into your estimate.
Ask directly: "Will you pull all required permits for this project, and are those costs included in the estimate?" The answer should be an immediate, clear yes.
Get Three Written, Itemized Estimates
Never accept a verbal quote or a single-line estimate ("Kitchen remodel: $35,000"). A professional contractor will provide a written estimate that itemizes materials, labor, permits, and any allowances separately. This protects both of you and allows you to compare bids on an apples-to-apples basis.
When comparing three estimates, the lowest bid is often a warning sign β not a bargain. If one bid is significantly lower than the others, ask what's different about their scope of work, material quality, or what they're leaving out.
Check References β Actually Call Them
Ask for three to five references from projects completed in the last 24 months that are similar in scope to yours. Then actually call them. Ask: Did the project finish on time? Was the final cost close to the estimate? How did the crew leave the job site each day? Would you hire them again?
Understand the Payment Schedule
A standard payment structure for a remodeling project:
- 10β20% deposit at signing to secure materials
- Progress payments tied to project milestones
- Final payment (10β15%) held until project completion and your satisfaction
Be wary of any contractor who asks for more than 30% upfront, or who asks for a large cash payment. These are major red flags.
Red Flags to Watch For
- No written contract or vague scope of work
- Pressure to sign quickly or "lock in this price today"
- No physical business address (only a cell number)
- Suggests skipping permits
- Cannot provide proof of license and insurance on request
- Requests for very large upfront cash payments
- No references or only references they can't verify
